Standard terms of business for residential renovation and painting services
1. Quotations and Project Scope
Initial quotations provided on-site or digitally represent estimates based on visible conditions at the time of inspection. A confirmed contract schedule detailing trade milestones, selected materials, and payment stages will be agreed upon before physical works begin. Any variation in scope requested by the client will be confirmed in writing.
2. Statutory Regulations & Property Approvals
All renovation works adhere strictly to relevant Singapore statutory guidelines:
- For HDB flats, works requiring permits (including wall dismantling) are carried out in strict accordance with HDB renovation guidelines and noise limitation rules.
- For condominium properties, works comply with Management Corporation Strata Title (MCST) bylaws, renovation deposits, and security procedures.
- Electrical installations requiring endorsement are arranged with qualified Licensed Electrical Workers (LEW) where stipulated by regulations.
3. Site Access and Floor Protection
Homeowners agree to provide safe, unimpeded access to the designated work areas during scheduled working hours. We install protective hoarding and floor coverings to safeguard surrounding areas and furnishings from dust and paint splatters.
4. Inspection and Handover
Upon substantial completion of works, a joint physical walkthrough will be conducted with the homeowner. Outstanding touch-ups or defect rectifications within the agreed scope will be promptly addressed prior to final handover.
